Stephen’s expertise lies in undertaking project management and quantity surveying services in the commercial and residential sectors.  
 
He has wide experience of a range of projects including industrial, offices and retail and car showroom developments.  
 
These have been undertaken for both property developers and end users. Another area of specialisation is public and private sector residential schemes. 
KEVIN BAILEY

DIRECTOR 
Kevin’s areas of expertise within the practice are in project management and quantity surveying services in the commercial and retail sectors. His specific expertise in commercial development comes from having successfully completed major projects for developer clients such as Consolidated Properties, Hammerson UK Properties, Ask, BlackRock and CTP Limited. Kevin has specific expertise in the retail sector, having undertaken a number of projects involving major food and non-food high street names. He is also experienced in student residential accommodation and has recently project managed a 700-bed high-rise, mixed use development in central Manchester. 
ANDREW BROOKS  
MRICS 
DIRECTOR 
Andrew joined Warrington Martin in March 1999 and became a director in 2019. Andrew is a key contact for a number of the Practice’s long-standing Clients, providing Project Management, Employer's Agent and traditional quantity surveying roles across a wide range of sectors and procurement routes with values ranging from £ 750,000 to £ 50 million. 
 
His attention to detail and methodical yet flexible approach have been key in the recent successful completion of a number of projects including commercial, industrial and retail schemes. 
PETER MCGRATH  
MRICS 
ASSOCIATE 
Peter joined Warrington Martin in 2018 after a long and successful career at one of the UK’s largest consultancies. With 25 years working as a QS, EA and PM, Peter has vast experience of the entire construction process and its effect on cost. He has worked in sectors such as education, healthcare, law & order, defence, religious, residential, commercial, retail and leisure for clients from both public and private backgrounds. Peter’s skills have been proven to add value to projects, identifying risks and controlling budgets throughout the design, planning, construction and in-use phases of a project. 
RICHARD CROSSAN  
MRICS 
ASSOCIATE 
Richard joined Warrington Martin in 2006 and became an associate in 2018. With 14 years’ experience across the full breadth of industry sectors, including large scale retail and pharma.  
Richard has Employer’s Agent and Quantity surveying experience on projects up to a value of £100M. 
 
Richard is a highly motivated and results orientated team member with high level experience in project management and cost control.
